You’ve got to be look out for sticker shock when shopping for a Vieux Carre condo. What appears to be a steal might include condo fees that exceed the monthly principal payment—and those fees often aren’t included in listings.

That’s one reason why this masonry Creole cottage is a unique find. Though it shares the building with two other units, there are no monthly HOA fees. That’s because the three owners split common expenses. Thanks to its lovely brick courtyard, yard upkeep is minimal.

Free men of color Charles Durand and Pierre Laurent built the double in 1831, and Victorian elements were added later, according to the Historic New Orleans Historic Collection.

The two-story condo has one upstairs bedroom, which includes vaulted ceilings and a dormer window, and a downstairs master with an en suite bathroom and double French doors that lead to the courtyard.
